Since 2019, we have advised on the refurbishment of Ibex House, a Grade II listed Streamline Moderne Art Deco building designed by Fuller, Hall and Foulsham between 1935 and 1937. Recognised as one of their most significant works, the building showcases the sleek architectural and aesthetic qualities emblematic of the era. Working with AHMM and the City of London, we provided heritage and townscape guidance and led negotiations with heritage bodies.




We undertook detailed fabric analysis and archival research to inform a considered scheme that enhances operational performance, sustainability and street presence while respecting the building’s historic character. Our heritage advice supported sensitive interventions — including extensions to entrance pavilions, new roof terraces and window upgrades — and we prepared complete drawing packages for the latter. We also led negotiations with the City of London, Historic England and the Twentieth Century Society, supported by a full heritage and townscape impact assessment for planning and listed building consent applications.

Planning and listed building consent were granted in December 2022. The approved masterplan creates a future-proof office environment that respects the building’s heritage significance while improving its relationship with the surrounding streetscape and public realm. New entrance pavilions enhance access and presence at street level, while carefully designed upper-floor extensions sit alongside a holistic external refresh. The development prioritises long-term environmental performance, significantly reducing operational carbon emissions in line with the GLA’s Net Zero target, and includes cycle parking to London Plan standards.
